Sammamish sits on the plateau above us between Lake Sammamish and the Snoqualmie valley, built out largely from the 1990s onward and left with an extraordinary amount of mature Douglas fir and cedar standing among the houses. The tree cover is the defining feature of the place.
Those trees create two very specific problems for us. Debris: conifer needles and small cones fall constantly, blow into garage openings and pack the bottom track solid, where they hold moisture and stop the door seating square — and fir sap films the safety-sensor lenses in a way that is nearly invisible and perfectly capable of stopping the door. And outages: when a windstorm comes through the plateau the firs come down on the lines, and Sammamish loses power for longer than almost anywhere else we serve. Battery backup is a standing recommendation here, not an option we mention.
