Newcastle climbs the hillside between Bellevue and Renton above Coal Creek, and almost everything here is on a slope. Houses are cut into the grade with driveways that drop or climb sharply, views west over the lake, and the old coal-mining woods behind.
Grade is the Newcastle problem and it is a water problem. Where a driveway slopes down toward the garage, every heavy rain — which here means most of the year — sends stormwater at the door rather than away from it. That water stands against the bottom section, works under the seal and keeps the slab permanently damp where all the floor-level hardware is anchored. It also grows moss on the concrete, which makes a steep drive genuinely slippery. A properly fitted threshold seal at the slab edge is often the single most useful thing we install in this city, and it costs a fraction of the hardware it protects.
