Bellevue is the city on our western side and the only place we work that behaves like one. A downtown of towers and offices, dense mid-rise and townhouse development around it, and then large established residential neighbourhoods spreading out toward the lake and the Bridle Trails woods.
The downtown and mid-rise work is a different trade from a house call. Structured-parking entrances, coiling gates and grilles, and commercial operators — equipment with its own failure profile and a much less forgiving consequence when it stops, because a failed gate can strand every resident in a building. It also comes with process: a building manager, often a board, scheduled access, and a requirement for written documentation. Out in the residential neighbourhoods the work is ordinary and the housing is excellent — but even there, access and parking on the busier arterials need planning rather than improvisation.
