Redmond has been reshaped by twenty years of dense townhouse and mid-rise building around its downtown and Overlake, alongside the older single-family streets on Education Hill and Grass Lawn. The new housing brought a garage type almost nothing else on our map has: the tandem bay at the end of a private court.
Tandem garages are a geometry problem and they generate their own failures. The bay is deep and narrow with two cars nose to tail, the opening is often barely wider than a mirror-to-mirror car, and the approach is a shared court with a tight turn and no margin. The result is impact: door edges clipped, bottom sections creased, vertical tracks knocked a fraction out of plumb by a wing mirror or a bumper. A rail moved a quarter of an inch does not announce itself — the door runs, then scrapes, then derails weeks later, usually taking a section with it. So when a Redmond door comes off for no obvious reason we ask about contact as a matter of routine, and we check plumb rather than only re-seating rollers. The private courts also mean access has to be arranged: there is frequently nowhere to put a truck without blocking a neighbour, and we would rather plan that than cause it.
